When I meet someone ready to sell their home, I always advise them to allow me to make a visit to their home first so I can help them decide which home projects to do so they can see the most ROI (return on investment).  If I visit after you make all the repairs or upgrades to your home, the ROI may not be as high. Please understand that this is my viewpoint of how to prepare in getting the most out sale of your home.

To list…..or not to list….. that is the question. When is the best time to list your home depends on several factors. Lakeshore owners need to remember why people are moving to Grand Haven, Spring Lake, Muskegon, Fruitport or West Olive. One great big reason is Lake Michigan!! I wish someone gave me a nickel every time a home buyer asks, "How safe is the neighborhood?" Or how is the crime rate in the area? While being a great question to ask.. that can be a very touchy subject for real estate agents to answer. 

Under Federal Fair Housing Laws, Realtors are not allowed to answer that question. It is up to the buyer to do their own due diligence regarding crime and safety statistics of their neighborhood of interest. Ok. So let’s face it, not every home placed on the market will automatically bring a herd of highly motivated & qualified buyers. There are some homes, well quite frankly…..there are a lot of homes that simply won’t sell fast  or under the terms that home sellers like to see.
