You have or you are thinking of placing your home for sale.    Staging your home is important to give that Buyer a good impression of your home for sale.     One of the first rooms seen in the house is the Living Room.    Does the living room give an inviting feel of openness –warmth.     Ideas to help paint a good picture:   

  1. Declutter:  Remove clutter from end tables, coffee tables.  Clean surfaces until they shine.      If you have bookshelves –just display a few books on the shelves.
  2. When placing anything from accent pillows and table lamps, go for symmetry, which is pleasing to the eye.

  1. Declutter:  Remove clutter from the countertop, tub, and top of toilet.  Clean surfaces until they sparkle.
  2. Pack up and hide all your personal products – from medicine to razors.
  3. It’s de-grime time:  Scrub and sanitize the floor, walls, ceiling, shower door – every surface that comes in contact with steam.

One of the most important documents in a real estate transaction that you want to keep track of is the closing documents – HUD Statement and determining any tax considerations when Selling your Home.

From the HUD Statement from when you bought the home and the HUD Statement when you sold the home you can get a lot of the numbers that you need to calculate any “profit” from a sale.

1st calculation: What is the adjusted bases of the house you sold. Your adjusted basis is basically the original cost of the house plus the cost of capital improvements you’ve made. Examples are a new roof, a remodeled kitchen, a swimming pool, add a garage / pole barn, add a room, central air conditioning. So keep receipts of those expenses.
