I bought my home in 2006 in Milwwod, the appraisal is approximately $14,000 less than what I owe, is it a lost cause to try and sell my home?

It depends on your situation. If you have to sell it, then you could do a short sale otherwise just stay put. :) Based on the most recent studies, 2013 projections seems to be painting a great picture for homeowners, property values may go up. Hold tight if you can!

What are the main differences between the List.Pro and List.Agent Plans?

What are the main differences between the List Pro plan and the List Agent plan? Here are the main differences: The List Pro plan includes the processing of paperwork needed to complete the sales transaction.  Here is a small list of some of the many items that come up that you will still need to deal with as a seller and is included only with the List Agent Plan. 1.    List price for your home. A qualified agent will prepare a competitive market analysis suggesting what is a good price to list your home for based on other recent sales in the area.  2.    Feedback.  The List Agent plans includes getting feedback to you after a showing.  This can be a valuable tool in getting your home sold.  It will let you know what the public thinks about the home and price. 3.    Price Negotiation.  So when an offer comes in, your agent can help give you the best advice on whether to accept or counter the offer.  This alone can save thousands of dollars! 4.    Inspections. Let's say they don't go well and there are a lot of items found by the inspector.  The List Agent plan includes your agent working on your behalf to come to an agreement on what repairs you will and will not complete while working to keep the deal together.  Also most times the seller needs to have a termite inspection and if you have a well /septic those need to be inspected too.  This plan includes the setup of those inspections and getting the reports into the buyers hand on timely bases. 5.    Appraisal.  Many times the appraisals are coming in low and the List Agent plan will give you an agent who can help find comps that show your house is worth the selling price.  And sometimes if they can't get it high enough the sale gets re-negotiated.  It's good to have an experienced agent working on this. 6.    Emails and Calls.  The List Agent plan puts your realtor in charge so they are dealing with the other agent on the sell side.  While some deals can go along smoothly others can be very time consuming.  There can be literally hundreds of different type of things that come up on a sale and having an experienced agent handling all of those items behind the scenes can be very comforting.  Without this plan you will need to be prepared to deal with the other realtor working on behalf of his buyer. 7.    Lenders.  The List Agent plan includes following up with the buyers lender to make sure they are working on the file diligently and making progress as the close approaches.  The last thing a seller wants is to be moved out of their home and find out the deal isn’t going to close because the lender didn’t approve the buyer!  8.    Closing.  The List Agent plan includes having an agent at the closing.  A lot of closing go very good and some not so good.  Having your agent there at the closing table to make sure you are protected is always a good idea.
